Coworking Bansko, one of the most exciting digital nomad destinations in Europe, has decided to build a cabin on our off-grid "Playground" location in the forest using crowdfunding and blockchain technology.
Owners of the NFT will be able to use it for one specific week every year between March 15th, 2023 and March 14th, 2033.
We have raised enough money to build the cabin and are now looking to sell the remaining weeks to upgrade the expierence
Each NFT represents one specific week of usage rights for the next 10 years. You can rent out the cabin if you don't use it or sell the NFT later on.

A cabin like this would normally rent for at least €350 - €500 per week. Check our math, but we think NFT holders have a huge discount compared to renting a similar cabin - and there are very limited rental options to begin with.
You will be in a group with the other owners to discuss all relevant aspects of the cabin and be able to vote on decisions.
We have reached the minimum viable cabin with presales and we expect that the auction sale of the remaining NFTs will contribute significantly to this project.

You are buying 10 weeks of usage rights, one specific week for the next 10 years, for the cabin that we are building on the Coworking Bansko Playground location.
This right is represented by a NFT token. You can sell the NFT to someone else if you like or you can rent out your week(s) to someone else.
After ten years this right expires and you hopefully had a great time with the cabin.
We will use web3 authentication to give all NFT holders access to a simple web form to check-in to the cabin.
This is also where you can pay the service fee to cover cleaning, maintainance and supplies for your stay. If you like you can also put your cabin week up for rent. And of course you can also add additional services like transfers from here.
You will receive an email with your smartlock access code after you complete the check-in process.
While we could do this without the blockchain, doing this as a blockchain project is interesting for our community. To gain more experience with blockchain and to attract people that like to explore blockchain possibilities.
Using NFTs makes it also very easy for people to sell their usage rights later if they want to.
Since 2016 Matthias has been building Bansko into one of the most exciting ecosystems for digital noamds. Coworking Bansko is the epicenter of this development and we constantly grow our community. Early 2021 we added the Playground to our locations and found it to be a great place to connect with nature. Through the crypto cabin project we want to share it with other people and open it up for a more permanent use year-round.

The NFT will be listed on https://opensea.io/ where it is freely traded. Openseas charges a 2.5% commission on any sale and there will be an additional 2.5% royalty for Coworking Bansko on each sale. It is also possible to transfer / gift tokens to other wallets without any commission or royalty.
Buying a NFT gives you usage rights for the next 10 years for the specific week that is linked to the NFT. So it is like prepaying 10 weeks of usage over a 10 year period.
There is also a small service fee to cover cleaning etc. See below. You only pay the service fee when you actually use the cabin.
While it is not possible to put the specific usage/ownership rights on the blockchain (yet), Coworking Bansko would manage the cabin and make a contractual promise to NFT holders regarding the usage rights. This provides at least some level of legal protection. Coworking Bansko would also facilitate the booking process for non NFT guests and manage/maintain the cabin with a service contract.
We might needs some permits for water, building etc. At the moment we think we will get all permits, but if not then we can still do the project using workarounds like putting the cabin on wheels to make it “moveable” property.

They will have a fine attached to the NFT that needs to be paid before it can be used to make another reservation. Like a deposit. A detailed reservation agreement will be signed during the reservation process.

The current estimate is €99 per summer week, €125 mid-season, and €150 per winter week
Includes cleaning of cabin, washing of sheets/towers, small repairs/maintenance, basic consumables (like washing liquid, toilet paper etc), plus wood/pellets for heating. Also includes administration/reservation system, tourist taxes, garbage collection...
We might arrange 4x4 transfer to the cabin for an additional fee.

No, the fee will collected during the reservation process and only needs to be paid to get access to the cabin.
The cabin will be built on a corner of the Coworking Bansko Playground that is reserved for exclusive use of the cabin guests. Cabin guests are welcome to use the other communal facilities that the Playground provides.
